The Project
Building a neighborhood, not just houses
Overview
A thoughtful approach to development
Hòfi Sapaté is a planned residential development in the Zapateer district of northeast Willemstad, Curacao. Rather than a single-phase construction project, it is envisioned as a carefully phased neighborhood that will grow organically over time.
The development draws on the Caribbean architectural tradition of building incrementally, where homes and neighborhoods evolve with the needs of their residents. Each phase is planned to contribute to a cohesive whole while standing on its own as a complete, livable community.
Development plans remain subject to refinement as the project progresses.

“Architecture in Curacao must work with the climate, not against it. Every design decision starts with sun, wind, and the way people gather.”

Principles
What guides this project
Every decision at Hòfi Sapaté is guided by four core principles that reflect both the needs of future residents and the character of the island.
Community-Centered
Designed to foster connection between neighbors through shared green spaces, walkable streets, and communal gathering points.
Climate-Aware Design
Architecture that works with the Caribbean climate through natural ventilation, shaded outdoor areas, and drought-conscious landscaping.
Livability First
Every decision, from plot orientation to window placement, prioritizes the daily comfort and wellbeing of residents.
Long-Term Value
A phased development approach that builds lasting neighborhood value while maintaining affordability and quality.
